Has it ever been a dream to remodel an old Santa Barbara home ? Before you purchase that diamond in the rough, take a good look at the "bones" of the house.

It isn't difficult to replace a couple of shingles. Fixing the roof's whole structure is an entirely different, and more costly, story. Similarly, repairing a leaky basement is simple. It is going to be a major project to install a brand new foundation. Replacing pipes, wiring, and toxic building materials should also be factored in.

Thoroughly examine the entire house and move ahead only if you truly feel that your pocketbook, and more importantly, your sanity, is ready for the project.

Interior design has moved from light to dark. A lot of Santa Barbara homeowners are switching to shades of black, brown, and grey instead of pale woods. Darker colors are found everywhere, from cabinets to faucets. To many, these darker colors balance the stresses of daily life and create a pleasant ambiance.

The downside to dark decor is that like any fad, it will pass. The green shag of the 70s and formica of the 50s certainly date a room. Although, if done properly, your Santa Barbara home can be transformed from ordinary to warm and cozy.

Summer is in full bloom. Power to run the AC has become limited as heat waves sweep through much of the country. If your Santa Barbara home is without AC, there are a few things you can do to cool down.

For starters, place something frozen in your hand for as long as possible. This can lower you body temperature by as much as 3 degrees F and will last for up to an hour. Stop if it starts to hurt. Even if you aren't thirsty, drink plenty of water. You will want to compensate for all of the fluids depleted from perspiration. If you have got to go outside, cover up with lightweight, loose-fitting clothing, but if possible, avoid direct sunlight.

Turn off all heat sources such as lights or the TV. Take a cool shower or bath, making sure to wet your hair. Place a damp towel behind your neck, on your forehead, on the inside of your wrists and elbows, and on the backs of your knees. These points will naturally cool the rest of your body down.

If everything else fails, go to the library, a bookstore, or other air-conditioned location. Roughing it for a couple of days should not be too difficult After all, humans have lived for thousands of years without AC.

The Santa Barbara real estate market might be slowing down, but there hasn't been a better time to buy a piece of real estate. In a hot market, you had to jump on a home the second you found it.

You can take your time to find the ideal home now, since there is a greater selection in housing. The current market also allows more freedom for negotiations. The whole process may take a bit longer, but buyers have much more say at the table. Currently, interest rates remain rather low. You are still getting a great deal, all things considered, even though rates might not be at 6%, like they were in 2004.

A home is generally a good investment. Whether you are buying to sell, or buying for good, owning a piece of real estate will generate great tax benefits.

You might want to bring in the specialists if your Santa Barbara home stays on the market . Staging your home is a good way to make a noteworthy first impression on possible buyers. Staging simply means trading or taking out furniture to create an aesthetically pleasing look. An added cost is unappealing, but staging will pay for itself.

Typically, a non-staged home will stay on the market 1.5 months longer than its staged counterpart. Staging is all about depersonalization so to sell a home, the owner need to be as detached as possible. When a prospective buyer can imagine themselves in your Santa Barbara home , you have the sale.

The white picket fences surrounding several Santa Barbara homes are getting a new twist. A gated fence not only increases security, but it adds privacy as well. A gate controlled by a remote can be installed at the end of a driveway or added onto an existing wall or fence. The gate can be triggered by computer programs, hand-held instruments, or even your BlackBerry or Treo.

These kinds of systems are not cheap. A professional, more detailed system might run anywhere from $18,000 to $130,000, while a Do-it-yourself system can be purchased for about $1,2000. Many people feel that these gates are a sign of the boost in fear and distress in Americans. Several others feel that they are just the easiest system of privacy. Either way, business is booming, according to those selling fences.

Applications for Santa Barbara home mortgages rose 2 percent in mid-September, according to Reuters. Applications are at their peak level since last April. This increase was fueled by a few main factors.

A decline in interest rates by the Federal Reserve is the primarily reason. Homeowners are urged to refinance with lower interest rates. The second factor is the excess of homes on the market. A surplus of homes will drive prices down.

Throughout the country, a lot of high rises are literally going green. Green roofs are being set up in Chicago, and possibly one day in Santa Barbara. Renewable materials or solar panels are not what these kinds of roofs are made from. From poppies to basil, here you can plant everything.

Potted plants have trimed rooftops for ages but this new type of roofing, complete with an one-of-a-kind drainage system, allows plants to actually root. Green roofing allows for a couple of benefits. Above all, cooling needs are decreased by close to 25 percent, diminishing the greenhouse effect. The heat from concrete and blacktop is absorbed tremendously by plants.

A flat, black roof is not as visually pleasing than a rooftop oasis. Whether you grow grass, flowers, or brush, you now have a spot to stop and smell the roses. As of now, green roofing will only be found in the big city, however, keep an eye out for Santa Barbara homes going green.
