Do the dull mirrors in your Santa Barbara home need a bit of spice? Try embellishing them with an one-of-a-kind frame. This can be completed in several ways.

The practical way involves either finding a frame to fit your mirror, cutting a mirror to fit your frame, or building a custom frame. Another choice is to hire a "mirror rescue consultant" who can cover your mirror in just about anything, from carved cedar to gold. These consultations can be pricey, starting at $500-$1,000, based on the size.

Mirror framing is becoming more widespread, with sales increasing at 40% each year. A great way to add vigor to your Santa Barbara home is by mirror decoration.

Upgrades, such as a brand new kitchen or deck, ought to add value to your Santa Barbara home . When the time comes to resell, certain renovations might end up costing you.

In hot, dry regions, adding a swimming pool is an essential. The thought of pool maintenance is enough to turn buyers away in so many of the cooler regions. Families with younger children will think twice about purchasing a home with a pool. The new room you added on is a great place for the kids to play, but you might not have considered how it looks from the outside. A poorly planned addition will be tough to sell, especially when it doesn't fit the rest of the house.

Be wary when following design fads. Just like green shag carpet, above counter sinks and bamboo floors will date a home. Be smart and think ahead when personalizing your Santa Barbara home.

There is a brand new trend in buying Santa Barbara real estate . The majority of new homeowners are young, single women. In fact, from 2001 and 2005 there was a 6 percent rise in female homeowners.

Affordability, a closeness to entertainment and nightlife, and a safe neighborhood are what most young singles are looking for. Much more of the buying market consists of recent immigrants and minorities. To build equity so that a larger home can be obtained, many are starting off with condos. Finally, retirees and empty-nesters are downsizing and relocating to active adult communities. They want to live in smaller homes, close to friends and entertainment.

You can make your second Santa Barbara home more appealing to vacationers by installing one thing, a hot tub. Rental homes with hot tubs generate $14,000 more than homes without, on average. The up-front cost is big, but a hot tub will pay for itself many times over.

Additionally, a dirty house is more memorable than a clean house, claim renters. To steer clear of any bad memories, make sure the linens are fresh and the floors are spick and span. Clothes and food are the only items a renter should bring to your Santa Barbara home .

A lot of folks are putting a new spin on the white picket fence enclosing their Santa Barbara home . Privacy, along with security, are increased by a gated fence. A gate controlled by a remote can be put in at the end of a driveway or added onto an existing wall or fence. A computer program, hand-held instrument, or even a BlackBerry or Treo can set off the gate.

These types of systems are definitely not cheap. A professional, more elaborate system can run anywhere from $18,000 to $130,000, while a Do-it-yourself model can be purchased for roughly $1,2000. Many people feel that these gates are proof of the jump in fear and paranoia in Americans. Several others believe that they are simply the best system of privacy. Either way, those selling fences claim that business is booming.

A lot of baby boomers are remodeling the extra bedrooms in their Santa Barbara homes. Eldery parents or children in their 20s, returning home after college, are the primary occupants of these rooms. Decorating a space for an older adult is very different from decorating for children.

A removed sense of space and privacy should be be adopted, particularly in the case of an elderly parent. Room for medical equipment in the bedroom or bathroom must be thought about as well.

Several high rises throughout the country are going green, literally. Buildings in Chicago, and one day in Santa Barbara, are starting to install green roofs. These are not roofs fabricated from environmentally friendly materials or solar panels. From jasmine to herbs, here you will be able to plant everything.

Potted plants have trimed rooftops for years but this new way of roofing allows for plants to actually root and comes complete with a unique drainage system. Green roofing allows for a couple of benefits. Above all, the greenhouse effect is narrowed as cooling needs are lowered by close to 25 percent. The heat from concrete and blacktop is absorbed tremendously by plants.

A flat, black roof is less tasteful than a rooftop nursery. Whether you grow grass, flowers, or brush, you will have a spot to stop and smell the roses. Keep an eye out for Santa Barbara homes going green. For now, green roofing will be found only in the big city.

To reduce the electricity bill of your Santa Barbara home , you can do several things For starters, you can switch to compact fluorescent bulbs in lamps that are on for longer than two hours a day. Fluorescent bulbs are 6-8 times more energy efficient than conventional bulbs and will last 10-20 times longer.

Unplug devices such as cell phone chargers or toster ovens when they are not in use. They will still use power, even when they aren't turned on. While heating up small items that don't need to be pre-heated, use an energy efficient microwave or toaster oven.

Switch your computer off or to "standby" mode when you are done with it. By using a laptop, you are able to lower the price of operating a computer by 85 per cent. Do not open your refrigerator door very often or for long periods of time and adjust the temperature to 38-40 degrees Fahrenheit.

Lastly, only use the dryer for full loads, if you can, line dry, and use cold water for washing. By starting with these little steps, you are able to lower your Co2 emissions and save money on your bills.

It is often times an inconsistent battle over cell phone towers nearby Santa Barbara homes . Most people want fewer dropped calls with even better cell phone coverage. However, most communities want to keep cell towers out of their neighborhoods. Towers might even drop property value and are very unsightly. To work properly, a cell tower must be in sight. Above the tree lines, an unattractive, massive piece of steel will need to be installed. This is fine for a downtown setting, but doesn't fit well into a neighborhood layout.

Companies started putting in towers that look like trees to combat this. However, nobody is fooled by a steel tree. Cell phone companies must be delicate and open when debating towers with neighborhoods. In turn, Santa Barbara residents should remember that they are capable of winning a fight against cell phone companies. Both sides could get what they want when they go into the situation with a team mentality.

Have you frequently dreamed of purchasing a house in Victor, ID in addition to your Santa Barbara home? A fractional ownership, instead of a timeshare, might be exactly what you are looking for. When you have a timeshare, you are contracted to a few weeks of use per year. With a fractional ownership, you finance roughly one eighth of a house, are guaranteed use for an average of 13 weeks a year, and are given a property deed.

You can't redecorate or put up family pictures, but you are living in luxury. Lawn maintenance, house painting, and even grocery restocking are all taken care of by an operator. You can spend some time away from Santa Barbara without emptying the pocketbook by purchasing through a fractional ownership.

The chance to purchase a fantastic Santa Barbara vacation home is not gone There are benefits to owning a vacation home, although the market is not what it used to be. Buying to invest isn't always a smart idea. Second home sales are falling in price. Personal ownership is a smart purchasing goal. A deflating bubble means a lower price for the home you want.

Spend a couple of weeks in a prospective town to get a feel for the area. Avoid settling on the best deal, instead, shop around for one you love. Buying a piece of Santa Barbara real estate as a second home could be the smartest decision you will ever make, if you do your homework.

Does your Santa Barbara home need an additional bedroom? Outdoor sleeping areas might be a good idea. Homeowners are investing money on outdoor "rooms," from bars to day beds to side tables Aluminum platforms, mosquito nets, nylon, and woven PVC ensure that water and mildew keep out of your bed.

These beds range from expensive models by Armini/Casa's Oceano, to the more economical styles available at Home Depot or Lowe's, and come ready made. While certain climates don't allow sleeping outdoors, a canopied daybed on the terrace will certainly be a fantastic place to kick back and take a nap.

Interior decorating has gone to dark from light. Many Santa Barbara homeowners are trading in pale woods and bleached floors for shades of black, brown, and grey. Everything, from floors to appliances, is taking on a darker hue. To so many, these darker colors create a soothing ambiance and balance the stresses of daily life.

Like any trend, dark decorating may one day seem dated. The formica of the 50s and green shag of the 70s certainly date a room. Although, your Santa Barbara home could be converted from conventional to warm and cozy, if done properly.

Without sufficient credit, it can be tough to buy the Santa Barbara home you have been waiting for. Your plans to make any sort of big purchase can be ruined by identity theft, even if you have always had good credit. There are a few things you can do to safegaurd your identity and your credit.

First off, phase out your Social Security number as a password or Identification number. Do not use your birth date, address, or phone number for any kind of password . Remember password information and keep it securely locked away. Do not store information in your wallet, purse, or electronic organizer.

Only put the last four digits of your account on a check when paying credit card bills. Your account can still be accessed with only the last four digits.

Most importantly, be wary when providing your personal information. If something appears too good to be true, it probably is. Trust your instincts so you will get the loan for a Santa Barbara home .

Times are changing, particularly in regards to the design of Santa Barbara homes . The number of square footage is probably the biggest difference since the 1970s. Up from 1,600 square feet in 1973, the conventional new home has increased to 2,400 square feet. Bathrooms have switched from less than two per home, to at least two.

Kitchens have had an increase as well, now at a tremendous 285 square feet, up from a modest 9x10. Islands, breakfast bars, and nooks are a few of the additions to many kitchens. An old-fashioned living room is a thing of the past. Families today assemble around the flat screen TV instead. Many garages hold more than two cars and an all-inclusive laundry room is a must. Children are probably not going to share a room as four bedrooms are becoming conventional. Keep posted, Santa Barbara real estate is going to adapt to the times.

The windows have been picked out and the blueprints are drawn. Your Santa Barbara home is ready for a remodel. However, be careful, you do not want to make a mistake that could reduce the value of your house.

Over expanding must be avoided. Your house might be the nicest on the block, but when the time comes, it will be harder to sell. It's critical to avoid making your home something it is not. Keep kitchens as kitchens and bathrooms as bathrooms.

Do not alter the overall style or architectural design. A remodel is a substantial cost, make sure you budget properly. Time and money is often times under budgeted by 20-30 percent. Hire someone to do the job, unless you are a professional.

Be sure to keep up on all maintenance. Keep the power lines cleared from tress, the yard nice and neat, and the gutters clean. Following these guidelines means that the remodel of your Santa Barbara home will be a success.

Improvements, like a brand new bathroom or deck, ought to add value to your Santa Barbara home . Although, some upgrades could essentially end up costing you when the time comes to sell.

Putting in a swimming pool is an essential in the hot, dry areas. In the cooler regions, the idea of upkeep is enough to turn buyers away. A home with a pool will not appeal to some families with young children. The new room you added on is great for a game room, but you might not have considered how it looks from the exterior. A home that does not match the rest of the house will be difficult to sell.

When following design trends, be careful. Just like orange carpet, above counter sinks and stainless steel kitchens will date a home. When personalizing your Santa Barbara home, be smart and think ahead.

A drop in home construction was announced by Toll Brothers, the top company in luxury homebuilders. The price of shares dropped to $1.07 per share from $1.27. Top administrators argue the drop is due to homebuilders who have built too much and investment buyers who are now sellers.

Toll Brother's is "well prepared" to deal with the current situation. There are still plenty of great Santa Barbara homes out there, so there's no need to stress.
